SPLIT THE DIFFERENCE

We’re working to help renters and property owners/managers come together in an effort to overcome the split-incentive barrier and increase energy efficiency in Corvallis.

 

What’s the split-incentive barrier, you ask?

In a nutshell, it is difficult to make rental properties energy efficient because there isn’t much incentive for tenants or landlords to make upgrades. Renters typically don’t make efficiency upgrades because they don’t want to invest in a property they don’t own. On the other hand, there isn’t much of an incentive for property managers to make upgrades because they don’t pay the utility bills. This “split-incentive” problem is something that every city in Oregon, and the country, struggles with.

We are hoping Corvallis can serve as an example of what is possible when we work together.

Corvallis is over 50% rental properties, and it will take the whole community working together to help solve this problem. One great first step is for Corvallis renters to reach out to their landlords and educate them on this problem. Together they can work toward a solution, one house at a time. We’ve developed a template for a letter that YOU can send to your landlord.

I recently learned about the Corvallis Environmental Center’s “Split the Difference” initiative. In a nutshell, it is difficult to make rental properties energy efficient because there isn’t much incentive for me to make efficiency upgrades because I don’t own this property, and there isn’t much of an incentive for you to make upgrades because you don’t pay the utility bills. This “split-incentive” problem is something that every city in Oregon, and the country, struggles with. We are hoping Corvallis can serve as an example of what is possible when we work together. Corvallis is over 50% rental properties and your efforts toward building a more energy efficient home will be appreciated and celebrated by so many of us.

We won’t solve the split incentive problem alone, but together we can make a difference.
